Application Process:
The applicant can request an application in person, by phone, or download it off our web site. We accept completed rental applications either in person, by mail, or fax. Our contact information is located on the front webpage.
The applicant is asked to completely fill out an application with current contact numbers for employment and housing references. The application is not considered complete unless the applicant signs the release on the application.
Upon receiving the completed application, the Rental Property Manager processes the application by:
Running a criminal background check
Contacting current employers (or past employers if less than one year of employment at present job) to verify income. All prospective tenants' household income must be less than or equal to 70 percent of the area median income to qualify for apartments.
Calling current landlord (or past landlords if less than one year of residency at present address) to verify rental history.
ALL INFORMATION COLLECTED IS KEPT CONFIDENTIAL TO ENSURE PRIVACY FOR THE APPLICANT.
The property manager then makes a decision given all the information gathered from references and the police background check. The tenant is notified concerning the decision as soon as a decision is made.
For accepted applicants at lease signing we request one month's rent as deposit and the first month's rent. If the move-in date is after the first of the month, rent is pro rated accordingly. We list apartment availability with:
Orange County Housing and Community Development office
Club Nova
Caramore Communities
Inter-Faith Council for Social Service/Homeless Shelter
And for newly acquired apartment units we advertise in the Village Advocate
We do not discriminate due to race, ethnicity, age, sexual orientation, disability, or gender.
We do not rent to EmPOWERment, Inc. staff or Board Members' immediate families.
We accept Section 8 vouchers and other forms of rental assistance.
